Map the resident journey

Condo snow service should be built around how residents actually move through the property: parking to entrance, accessible parking to accessible entrance, garbage rooms, mail areas, visitor parking and emergency access. Shared properties have more pedestrian interfaces than a typical driveway job.

Define responsibility by surface

List exactly who clears private-use steps, balconies or townhouse walks if the property has mixed maintenance obligations. Ambiguity is a common source of winter complaints because residents assume visible snow is automatically part of the contractor’s scope.

Create a storm communication process

Boards and managers should know who receives service updates, where residents report missed areas, and how urgent ice conditions are escalated. A single reporting channel prevents duplicate calls and gives the contractor a clearer deficiency queue.
